Constraints on Development

Article 3/4 Directions

There are areas within the National Park where normal "permitted development" provisions which allow landowners certain rights to develop their land or property, without planning permission have been removed. The effect of such a direction is to require the landowner to make a planning application for the development (normally such applications are free).

To see whether a piece of land or a building lies within an Article 3/4 area please click here. Please note you will be direction to a joint National Park Portal website.

If the site you are interested in lies within an Article 3/4 site, please contact your Area Planning Officer to discuss what specific restrictions are in place.

Contaminated Land

Planning policy seeks to ensure that landowners, developers and Local Planning Authorities deal with contamination issues at an appropriate early stage and consistently. The principle National Guidance for Land Contamination and planning is contained in Planning Policy Statement (PPS) 23 Annex 2 entitled Development on Land Affected by Contamination - see Department of Communities and Local Government website for details. The principle local plan policy relevant to this issue is Local Plan Policy U13 - see Local Plan section of website for details.
