Open Market Housing

 

New open market housing developments are permitted in the main built up areas of Helmsley and the Service Villages of Ampleforth, Easington, Scalby, Sleights (including Iburndale). Thornton le Dale, West and East Ayton and the part of Guisborough that falls within the National Park boundary. On sites larger than 0.1 hectares or where two or more residential units are proposed, 50% of the dwellings provided must be affordable. (See section below on Affordable Housing).

An Affordable Housing Proposal form should be completed for all proposals for open market housing developments. If the requirement to provide 50% affordable dwellings leads to difficulties with the financial viability of the proposed development, a financial viability assessment may be carried out by District Valuer Services (DVS).

The Authority will have regard to the guidance in the North Yorkshire Affordable Housing Negotiation Protocol in discussions with developers regarding affordable housing provision.
