Biodiversity Net Gain

Under the Environment Act 2021, new development in England must deliver at least 10% Biodiversity Net Gain, otherwise planning permission cannot be granted. This will be mandatory from 12 February 2024 for major development sites, and from 02 April 2024 for small scale sites.

For qualifying developments, the planning application submission cannot be validated without the inclusion of a completed Biodiversity Net Gain metric (for major development from 12 February 2024) or Small Sites Metric (for all other qualifying developments from 02 April 2024), a Baseline Habitat Map and Biodiversity Net Gain Assessment. Detailed information can be found in the Authority’s Biodiversity Net Gain Advice Note.

Please note:

  1. Please disregard the required number of copies of the planning application submission stated on the validation checklist. Following changes to our working practices, the Authority now only requires a single copy of a completed application form, plans and supporting information.
  2. Regarding the submission of plans, that where parties appear to the Authority to be acting in breach of copyright or other intellectual property right, the Authority may pass their details to the owner of the relevant right 2)
